The benefits of selling your home in the fall

Even though we don’t want to say goodbye to summer, the transition into fall could actually be better for you if you’ve been considering listing your house on the market. There’s more than enough time to find that ideal buyer for your home before 2018 ends and here are four reasons why.

Spring and summer can both be competitive times of year to sell, and homes tend to sell quickly. Some people may feel selling in the fall doesn’t fit with their personal schedules which could work in your favour as fewer people will be selling. Prepare your listing by making sure it has complete curb appeal. Decorate the front porch, make sure the grass is healthy, and ensure flowerbeds and shrubs are tidy and pruned.  

 

Phot-errific
Along with less competition, buyers want to settle early into the school year and before the holiday season. Make your home stand out on feature sheets and online with great photography. Shooting photos when you can take advantage of the late summer sun can make your home stand out instead of waiting until the weather becomes a little drearier.

 

Staged Insight
Your home could appeal to more – or different – buyer demographics at this time of year. If a potential buyer is being transferred to your hometown for work they’ll likely want a quicker closing. Prepare for a wide range of potential buyers by staging your home well. Even if your home has three bedrooms when they only want two, get creative and show them alternate uses for the space, such as a guest room, home office, library or exercise/yoga room. 

 

Room for Improvement
Make your home show-ready by scheduling repairs and touch-ups as soon as possible. Make sure the furnace works properly before it gets cold, and do any repairs to the roof by replacing any missing shingles. These improvements and touch-ups will help to avoid issues during showings or upon negotiating your sale.

 

Armed with an agent and the right price, you should expect to generate a lot of interest in your home and find a buyer before the leaves fall.
